Flipping Ogles

We may not have a “Flipping Ogles” home improvement show on Cable TV, however, house flippers have been very active in The Ogles Neighborhood over the years.

Many houses have been renovated as elderly, original home owners, have passed on. Many original Ogles home buyers from the 1950s and 60s lived in the neighborhood the rest of their lives. I purchased mine in 2010 from the person who had bought it new in 1954. It still had the original kitchen and bath (in very good condition). Many others were second owners who also lived in their homes for decades. When these folks passed on or moved to retirement homes starting in the 1990s and into the 2000s and early 2010s, these outdated homes were passed over by home buyers looking for newer, modern homes in newer subdivisions in the area. Some of these homes became rentals and became rundown.

Over the last several years, renovating older homes has become popular. House flippers and homeowners have renovated many of the worst of these outdated and rundown homes along with other houses in The Ogles Neighborhood. There are several home options to choose from in The Ogles Neighborhood ranging from 2 bed/1 bath to 4 bed/3+ baths, from 1000 ft2 to over 3500 ft2. Home prices range from $40K for fixer uppers to $200+K for recently renovated, move-in ready homes. Homes come in many styles from small ranches to split-levels. Many homes have hardwood floors, walk-out basements, fenced yards and large sheds.

This house, built in 1965, in the Atlee Ogles Subdivision 7th addition at 632 Springdale Dr is now one of the nicest houses in The Ogles Neighborhood.

The 4 bed, 2 ½ bath 2501 sq ft home was purchased by a house flipper who lives in The Ogles Neighborhood. The house was listed for sale in August 2020 for $120K. In October 2020, the price was dropped to $115K.

The previous owner purchased it in 2001 for $107K, most likely from the original 1965 owner and most likely in nearly original condition. In October 2003, a permit was issued for $45K of remodeling work. By 2020, the house was showing its age, especially the basement rooms. It was still in good condition, but it needed kitchen and bath updates, new appliances and mechanical/electrical/plumbing work.

In the photos in the 2020 listing, the deck had been removed and the basement rooms were in dire need of renovation.

The home was being sold “As Is”. I was worried it would become a cheap rental. In October, I posted it in the Ogles Facebook Group. A house flipper in The Ogles Neighborhood noticed the price drop and apparently made a much lower offer. He was able to purchase the house for $95K in November 2020.

After the renovation, the billiard room in the basement appears to have been removed. This pool table is probably vintage late 1960s. This pool table and the vintage 70s TV in the background were probably left behind by the original 1965 owner.

After extensive work, it was listed again in April 2021 for $250K and had a full price offer within a day. It closed in May 2021 for $250K. Instead of a rundown rental, it became one of the nicest houses in The Ogles Neighborhood!

The house was converted to an open floor plan. The kitchen was opened up to the foyer/dining room. The “eat-in” section of the kitchen in front of the laundry closet was closed off to create a laundry room. The old laundry closet became a closet in the new laundry room.

From the front, this house looks like a typical Ogles ranch. But it is two stories in the back with a walkout basement on just under ½ acre, one of the biggest lots in The Ogles Neighborhood.

Kudos to the house flipper who did such a beautiful job on this house!

The kitchen photos below were taken from roughly the same location, with the refrigerator just out of view to the right in the 2021 photo. The wall with the range in the 2020 photo has been removed and an island added.

The wall just past the dishwasher with the vented closet doors for the old laundry closet was extended to make a laundry room behind the range in the 2021 photo. The door on the back wall in the 2020 photo goes to the garage. It is in the laundry room now.

The photos below were taken from just in front of the laundry doors. You can see how the wall was removed opening the kitchen to the Dining Room and Foyer.

The pre-renovation kitchen looks to have the original 1965 cabinets, with an additional base cabinet added to make a breakfast bar when the counter top was updated, probably in the 1990s.

It’s hard to tell which bath is the master bath, but I’m guessing it is Bath 2 in the photos below. Baths 1 and 3 look to be the original 1965 bathroom in the 2020 photos.

The house originally has a small foyer at the front door with a doorway into the kitchen and a closet. The wall around the kitchen was removed and a new front door installed. The rest of the living area got new floors, doors, trim, lighting and paint

This house in the Pinecrest Subdivision 1st Addition at 404 Chevy Chase Dr was one of the worst houses in Ogles. This 2 bed, 1 bath 950 sq ft home sold for $130K in September 2020. The previous owner bought it in 2016 for $42K. He put in new doors, windows, roof, kitchen, bath, plumbing, electric, refinished the floors, new trim and paint before he moved in. The house, built in 1957, was basically a new house in a 60 year old shell. Very nicely done.

It had been a rundown rental for several years before the original owner passed in 2009. She had been living with family out of state for several years after her husband died. There was a fire in the sunroom that spread to the attic in 2011. The heirs sold the house in 2016. It is now one of the nicest houses in The Ogles Neighborhood. That part of Chevy Chase has greatly improved from what can be seen on the lastest Google StreetView from May 2013. If you drive down that part of Chevy Chase in the 2013 StreetView and take a drive down it today, it’s a completely different street.

We don’t have many rundown houses like this in The Ogles Neighborhood these days, but there are still opportunities for house flippers!

The same person who renovated 404 Chevy Chase renovated 124 Chevy Chase in 2020. This 2 bed/1 bath, 988 sq ft home, built in 1956, does not look rundown in this 2013 StreetView, but from the windows and doors you can tell it had never been renovated. It had last sold in 1996 for $58K. He purchased it in 2019 for $40K and it sold in July 2020 for $120K. Another very nice renovation. This house is now one of the nicest on the street. It is located in the Pinecrest Subdivision 2nd Addition.

Another recently renovated home is 1 Country Club Acres. This 3 bed/2 bath, 1680 sq ft home, built in 1954, was ren0vated in 2020 by house flippers who live in The Ogles Neighborhood. They purchased it in August 2020 for $67K and it sold in December 2020 for $170K. Another very nice job. This home is in in the Country Club Acres original plat

711 Southgate Dr, a 3 bedroom, 1 1/2 bath, 1352 sq ft home, built in 1960, was renovated in 2020. This home, in the Pinecrest Subdivision 1st Addition, was a foreclosure in rough shape. It had been vacant for over a year with no utilities. It sold in 2019 for $62K and sold in 2020 for $120K. It looks like they opened up the Dining Room and Kitchen to the Living Room. Another nice renovation!

House flippers aren’t the only ones renovating houses in The Ogles Neighborhood. This home in the Atlee Ogles Subdivision 3rd Addition at 424 Clearview Dr was done “Property Brothers” style. The current homeowner sought out a home that needed some TLC, then renovated it before moving in.

The house was sold to the previous owners shortly after this 2013 StreetView was taken.

Since moving in, the homeowner has been working on the landscaping. The 1/2 dead sweet gum tree in the front yard was removed along with the overgrowth along the fence. The 1955 chain link fence was replaced with an aluminum picket fence in 2020.

The current homeowner has no intentions of selling in the near future and is enjoying their trouble-free, affordable retirement home.

The 2-bed, 1-bath, 1032 sq ft house, built in 1955, had been partially renovated in the mid-1990s when it was converted from a 3-bed to a 2-bed. The 3rd bed was opened up to the kitchen, living room and hall. The kitchen was remodeled at that time. The house had a new roof, gutters and windows installed in 2012.

The current homeowner paid $82K for the house in 2019. Before moving in, new plumbing fixtures, water pipes and PVC drain lines were installed. The sewer line was replaced to the street. New 200 amp electric service installed and other electrical upgrades were done, a new HVAC, new kitchen appliances and new doors and trim were installed. The bathroom floor was rebuilt. Bath Fitter did the tub and wainscotting.

Bluegrass Premier Homes flipped this 3 bedroom, 1 1/2 bath, 1720 sq ft, split-level home home at 425 Longview Dr in 2020. This home, built in 1962 is in the Atlee Ogles Subdivision 6th addition. It had previously sold in 2002 for 102K. It was sold in a pre-foreclosure sale in February 2020 for $77K. It sold again in December 2020 for $170K.

They may have opened up the main level and created the vaulted ceiling open concept living room, dining room and kitchen. I don’t think it was built that way in 1962.

The dining area is lighted by a wood and iron chandelier. Both bathrooms were renovated and new flooring and carpeting was installed thruout the house.

Bluegrass Premier Homes flipped this 3 bedroom, 1 1/2 bath, 1432 sq ft, split-level home home at 431 Sheraton Dr in 2019. It was previously owned by an elderly man who died in October 2018 at the age of 89. He would have been 36 in 1965 when this house was built. There is a good chance he was the original owner. The house was dated with at least one of the baths looking to be the original bath.

It was sold in an estate auction in July 2019 for $74K. It sold in less than 48 hours in November 2019 for $150K.

It appears they opened the kitchen to the Living Room and Dining Room and installed new flooring throughout.

7207 Carr Dr was renovated by house flippers in 2021. This 3 bed/2 bath, 1505 sq ft split-level home, in Country Club Heights 3rd addition was built in 1955. It does not look rundown in this 2013 StreetView, but from the windows and doors you can tell it had never been renovated.

Property tax records show no prior sales before the house flipper purchased it in September 2019 for $37K. The house had a Homestead Exemption until 2009. Since there were no sales at that time, it appears the owner moved out and rented out the home for 10 years prior to selling it. I could find no photos from the 2019 listing, but if it sold for $37K, it must have been in pretty rough shape inside.

It’s amazing what can be done with these old Ogles houses! This home is now just as nice and just as modern as a new house in a new subdivision!

The renovation included a new roof, sewer line, electrical service, HVAC, windows, doors, flooring and new kitchen and bathrooms. The house was opened up with an open concept Kitchen/Living Room. It looks like they cleared out a few trees in front. It sits on a ½ acre, deep triangle shaped lot. It sold in March 2021 for $190K.

I bet the neighbors on that block of Carr Dr are very happy!

1005 Southgate Dr was a HUD foreclosure that sold to Cardinal Creek Properties in November 2018 for $45K. This 1595 sq ft, 3 bed, 2 bath ranch in the Country Club Heights 4th addition was built in 1964. This house was showing it’s age.

The renovation included a new kitchen and baths, new doors, flooring and a new roof. The house has an inground pool.
